Your first year in a new yard: a homeowner's maintenance primer

Closing on a house means inheriting a lawn, trees, and drainage habits you did not choose, and the first year is about learning the yard before changing it. This primer covers the maintenance rhythm and priorities: mowing and feeding the lawn, watering young trees, watching how water moves, and basic equipment. Timing follows cool-season guidance; warm-season grass regions shift the schedule.

Learn the yard before you act
Walk the property after a good rain and note where water pools or runs off. Clemson Extension recommends treating the yard like a small watershed - watch where roof and driveway runoff goes before investing in drainage projects.
Also identify what you inherited: is the lawn cool-season grass, typical of northern states, or warm-season grass farther south, and which trees are young enough to need extra care. A soil test in your first fall shows whether lime or fertilizer is needed before you spend money.

Mow on the grass's schedule, not yours
Cool-season grass grows fast in spring and fall and rests in summer heat, so University of Minnesota Extension schedules mowing, fertilizing, and weed control around that growth cycle. Mow often enough that you never remove more than about a third of the blade at one time.
UMN warns against fertilizing too early in spring or in hot mid-summer, and against spraying weed control on hot days. In most cool-season regions the heavy lifting - seeding, aeration, and fall fertilizer - belongs in late summer and fall.
- If the lawn gets ahead of you, restore its target height over two or more mowings instead of scalping it in one pass.
- Cool-season lawns do their main work in spring and fall.

- Check product labels for timing before feeding or spraying.
Water deeply, and water young trees
For established trees and shrubs, UMN advises watering when the top 6 to 9 inches of root-zone soil feels dry, watering deep, watering early to limit evaporation, and mulching the base. Light, frequent watering pushes roots shallow.
Newly planted trees and shrubs need the most attention in their first two or three years while roots establish; during dry spells they can suffer or die without irrigation even when the lawn looks fine. The lawn sprinkler may not reach tree roots, so check the soil under each young tree by hand.

Watch drainage and keep tools simple
Clemson's water management factsheet suggests cleaning gutters and downspouts at least twice a year, clearing drains of debris, and watching for erosion along the foundation. Mulch bare soil 2 to 3 inches deep to slow runoff.
For equipment, start lean: a mower you can maintain, a string trimmer, basic hand tools, and a rake. Learn blade sharpening and oil or battery care from the manual, and store fuel and tools dry. Add specialized gear only when a task recurs.
- Clean gutters twice a year and keep downspouts clear.
- Mulch 2 to 3 inches deep over bare soil.
- Fix small drainage problems early; they only grow.
- Maintain what you already own before buying more tools.
